2022 And NOT Another Year Closer To Private company Asteroid Mining

It’s been eight years since an historic landing took place between an European Space Agency drone and a comet.(which looked suspiciously a lot like an asteroid to us!)

At that time a report from Deep Space Industries laid out their business plans up to 2020 and what they had committed to  sounded more like science fiction than fact.

But it wasn’t and they’d already secured investors.

A 2019 announcement from NASA stating that it would be the National Space Administration in the lead instead ( NASA will soon begin hunting a nickel laden asteroid ) spoke volumes about not only the possibility of asteroid prospecting- but also to its inevitability in the private sector.

And yet, things have changed…..again.

In early 2020 Deep Space Industries (along with the only other asteroid mining company, Planetary Resources) were purchased by Bradford Space Group and ConsenSys Group respectively and all plans for private asteroid mining were shelved indefinitely. Deep Space Industries is now focused on developing space propulsion systems and ConsenSys is now focused on developing blockchain  security applications for space technology.

Their plan was to send an entire fleet of prospector spaceships to Near-Earth asteroids in order to harvest them for precious metals and other undisclosed resources. (space rubies anyone?). Starting in 2015, Deep Space Industries were to begin their operation by sending three small spacecraft called FireFlies to selected asteroids near earth for sample taking and photo reconnaissance. One year later, bigger craft called DragonFlies were to leave on four year missions to retrieve asteroid samples and bring them back to Earth. An ambitious project to be sure and not surprisingly, the timeline had been regularly pushed back.

This press release from DSI said a precursor mission was scheduled to launch in 2017: “Recently, Deep Space Industries and its partner, the government of Luxembourg, announced plans to build and fly Prospector-X™, an experimental mission to low-Earth orbit that will test key technologies needed for low-cost exploration spacecraft. This precursor mission is scheduled to launch in 2017. Then, before the end of this decade, Prospector-1 will travel beyond Earth’s orbit to begin the first space mining exploration mission.”

Valuable materials exist in abundance in space and have strong economic potential. Using their tested indicators as investment attractors, Deep Space will move towards securing a commercial space operation and start into the next phase of its business plan. This involves concentrating firstly on processing rocket fuel from asteroid-harvested water.

This fuel, harvested and processed in space will save millions of dollars, since existing communications satellites will no longer be ‘thrown away’ when their fuel supply has been used up. (Satellites that can longer ‘move’ and stay in orbit by using their rocket engines are left to slowly fall towards earth and burn up in the atmosphere ).

Deep Space Industries past-CEO David Gump estimated that a satellite ‘refueled’ and saved from burn up is worth up to $8,000,000 per month. Those figures start to add up when you factor in the number of satellites in use and being launched every year. Another plan during this phase of their business operations is to return precious group metals such as platinum and gold back to earth.

After all, if you’re splitting up asteroids and discover metal commodities, why not bring it back down to earth?

Deep Space believed that other metals harvested from asteroids also have an in-orbit value. They are developing the Microgravity Foundry- a type of 3D printer that will be used to fabricate and machine metal parts in space from pure asteroid metal such as high strength nickel parts.

Since this factory will operate in space and in zero gravity and produce parts in space, the idea of permanent space development and human habitation is economically feasible. Deep Space Industries past-CEO David Gump: “Using resources harvested in space is the only way to afford permanent space development. More than 900 new asteroids that pass near Earth are discovered every year. They can be like the Iron Range of Minnesota was for the Detroit car industry last century- a key resource located near where it is needed. In this case, metals and fuel from asteroids can expand the in-space industries of this century. That is our strategy.” Company estimates place a value of 1 ton of raw asteroid material at a worth of $1,000,000 [usd] in orbit.

Buy outs over the last few years have all but ended the dream and it will be the various space agencies such as NASA and ESA that will fulfill Deep Space Industries abandoned plan. For the Silo, Jarrod Barker.

Aging, Muscular Neurosurgeon Says Building Muscle Best Protection Against Aging

If you want good health, a long life and to feel your best  well into old age, the No. 1 most important thing you can do is  strength-training, says Dr. Brett Osborn, author of “Get Serious, A  Neurosurgeon’s Guide to Optimal Health and Fitness,”

“Our ability to fight off disease resides in our muscles,”  Dr. Osborn says. “The greatest thing you can do for your body is to build  muscle.”

He cites a large, long-term study of nearly 9,000 men  ages 20 to 80. After nearly 19 years, the men still living were those with the  most muscular strength. (BMJ, formerly British Medical Journal, 2008).

Muscle is all protein – “nothing but good for you,” Dr.  Osborn says.

Fat, however, is an endocrine organ, meaning it releases  hormones and other chemicals. When a person has excess fat, he or she also has a
disrupted flow of excess biochemicals, which can increase insulin resistance and  boost risk factors for stroke and high blood pressure, among other problems.

“Increased cytokines, an immune system chemical, for  example, are associated with increased risk for cardiovascular disease,” Dr.  Osborn says. “You’re only as old as your arteries!” Strength-training has health benefits for everyone, he adds, no matter their size. “Some fat is visceral fat – it’s stored around the organs  and it’s even more dangerous than the fat you can see,” he says. “People who look thin may actually be carrying around a lot of visceral fat.”

So, what’s the workout Dr. Osborn recommends?

“Back to basics,” he says. “These five exercises are the  pillars of a solid training regime.”

•  The squat is a full-body exercise; it’s the basic movement around which all training should be centered. Heavy squats generate a robust hormonal response as numerous muscular structures are traumatized during the movement (even your biceps). Standing erect with a heavy load on your back and then repeatedly squatting down will stress your body inordinately – in a good way — forcing it to grow more muscle.

•  The overhead press primarily activates the shoulders, arm extenders and chest. Lower body musculature is also activated as it counters the downward force of the dumbbell supported by the trainee. From the planted feet into the hands, force is transmitted through the skeletal system, stabilized by numerous muscular structures, most importantly the lower back.

•  The deadlift centers on the hamstrings, buttocks, lumbar extensors and quadriceps, essentially the large muscles of your backside and the front of your thighs. As power is transferred from the lower body into the bar through the upper body conduit, upper back muscles are also stressed, contrasting with the squat, which is supported by the hands. Deadlifts are considered by some to be the most complete training  exercise.

•  The bench press mostly targets the chest, shoulders and triceps; it’s the most popular among weightlifters, and it’s very simple – trainees push the barbell off the lower chest until the arms are straight. This motion stresses not only the entire upper body, but also the lower body, which serves a stabilizing function. This provides a big hormonal response and plenty of bang for your buck.

•  The pull-up / chin-up stress upper body musculature into the body. A pull-up is done when hands gripping over the bar; a chin-up is where hands are gripping under the bar. Nine out of 10 people cannot do this exercise because most simply haven’t put in the effort. It’s also been called a “man’s exercise, which is nonsense,” he says. There are no gender-specific exercises. Women, too, should aspire to enjoy the health benefits entailed with this pillar.

“There are no secrets to a strong and healthier body; hard work is required for the body that will remain vital and strong at any age,” Osborn says. “Always practice proper form and safety. Otherwise, the result will be the opposite of your goal, an injury.”

Auction House Making News Today Via Asprey Bugatti NFT And Sculpture

Today the Phillips auction house will showcase a one-of-a-kind NFT that will certainly appeal to both art and automobile collectors.

As a part of its 20th Century & Contemporary Art Evening Sale in London, Phillips will auction a 1-of-1 Bugatti NFT, with a starting bid of more than 350k. The NFT is paired with a physical, handmade sculpture designed in rose gold by the iconic Asprey brand.

“This is the first masterpiece derived from the Asprey Bugatti partnership, following the hugely successful sell out of the smaller 261 collection, inspired by pop art and the current digital art movement. The NFT enables the artwork to link to two physical sculptures in the blockchain, preserving provenance and authenticity. The NFT is a secondary feature that simply enables the sculpture and artworks to co-exist together in a unique narrative, a moment in history for the art of Asprey and Bugatti.”

The auction has drawn so much attention that an online sportsbook BetOnline.ag has even created odds for the highest bid, setting the “over/under” at 500k.

Asprey and Bugatti began its digital and physical collaboration more than three months ago when it announced an NFT collection in partnership with Exclusible. That collection consisted of 261 unique tokens with different color combinations.

Like today’s auction, each of the 261 NFTs from the “La Voiture Noire” collection were paired with handmade sculptures redeemable by the holder at a future date. The sterling silver sculptures were handcrafted at Asprey’s London workshop by master silversmiths so no two pieces will be identical.

Williams Advanced Engineering (WAE) will showcase its industry-leading high performance battery technology at The Battery Show Europe from 28-30 June, in Stuttgart. 

Visitors to the WAE stand in Hall 8, stand F50, will have the opportunity to examine an example of the company’s innovative Adaptive Multi-Chem advanced battery pack, together with the Triumph Motorcycles TE-1 prototype demonstrator.

Combining power and energy in one advanced battery system, Adaptive Multi-Chem sets new standards for performance and efficiency, with the advantage of being totally customizable for individual customer requirements.

Triumph’s first zero emission prototype demonstrator motorcycle – the battery pack for which delivers a peak power of 130kW and continuous power of 90kW, with a capacity of 15kWh – will also be on display. Cellular Therapy In Mice Means Aging Reversal In Humans Possible

Salk researchers treated mice with anti-aging regimen beginning in middle age and found no increase in cancer or other health problems later on

LA JOLLA—Age may be just a number, but it’s a number that often carries unwanted side effects, from brittle bones and weaker muscles to increased risks of cardiovascular disease and cancer. Now, scientists at the Salk Institute, in collaboration with Genentech, a member of the Roche group, have shown that they can safely and effectively reverse the aging process in middle-aged and elderly mice by partially resetting their cells to more youthful states.

“We are elated that we can use this approach across the life span to slow down aging in normal animals. The technique is both safe and effective in mice,” says co-corresponding author Juan Carlos Izpisua Belmonte, professor in Salk’s Gene Expression Laboratory and holder of the Roger Guillemin Chair.

“In addition to tackling age-related diseases, this approach may provide the biomedical community with a new tool to restore tissue and organismal health by improving cell function and resilience in different disease situations, such as neurodegenerative diseases.”

As organisms age, it is not just their outward appearances and health that change; every cell in their bodies carries a molecular clock that records the passage of time.

Cells isolated from older people or animals have different patterns of chemicals along their DNA—called epigenetic markers—compared to younger people or animals.

Scientists know that adding a mixture of four reprogramming molecules—Oct4, Sox2, Klf4 and cMyc, also known as “Yamanaka factors“—to cells can reset these epigenetic marks to their original patterns. This approach is how researchers can dial back adult cells, developmentally speaking, into stem cells.

In 2016, Izpisua Belmonte’s lab reported for the first time that they could use the Yamanaka factors to counter the signs of aging and increase life span in mice with a premature aging disease. More recently, the team found that, even in young mice, the Yamanaka factors can accelerate muscle regeneration. Following these initial observations, other scientists have used the same approach to improve the function of other tissues like the heart, brain and optic nerve, which is involved in vision.

In the new study,
Izpisua Belmonte and his colleagues tested variations of the cellular rejuvenation approach in healthy animals as they aged. One group of mice received regular doses of the Yamanaka factors from the time they were 15 months old until 22 months, approximately equivalent to age 50 through 70 in humans. Another group was treated from 12 through 22 months, approximately age 35 to 70 in humans. And a third group was treated for just one month at age 25 months, similar to age 80 in humans.

“What we really wanted to establish was that using this approach for a longer time span is safe,” says Pradeep Reddy, a Salk staff scientist and co-first author of the new paper. “Indeed, we did not see any negative effects on the health, behavior or body weight of these animals.”

Compared to control animals, there were no blood cell alterations or neurological changes in the mice that had received the Yamanaka factors. Moreover, the team found no cancers in any of the groups of animals.

When the researchers looked at normal signs of aging in the animals that had undergone the treatment, they found that the mice, in many ways, resembled younger animals. In both the kidneys and skin, the epigenetics of treated animals more closely resembled epigenetic patterns seen in younger animals. When injured, the skin cells of treated animals had a greater ability to proliferate and were less likely to form permanent scars—older animals usually show less skin cell proliferation and more scarring. Moreover, metabolic molecules in the blood of treated animals did not show normal age-related changes.

This youthfulness was observed in the animals treated for seven or 10 months with the Yamanaka factors, but not the animals treated for just one month. What’s more, when the treated animals were analyzed midway through their treatment, the effects were not yet as evident. This suggests that the treatment is not simply pausing aging, but actively turning it backwards—although more research is needed to differentiate between the two.

The team is now planning future research to analyze how specific molecules and genes are changed by long-term treatment with the Yamanaka factors. They are also developing new ways of delivering the factors.”

At the end of the day, we want to bring resilience and function back to older cells so that they are more resistant to stress, injury and disease,” says Reddy. “This study shows that, at least in mice, there’s a path forward to achieving that.”

The cartridge employs a nude special line-contact stylus with a solid boron cantilever just 0.011 inches (0.28 mm) in diameter, to extract a remarkable amount of information from the record groove. The boron cantilever is connected to the armature utilizing a stepped-pipe construction, which provides increased rigidity and improved strength with decreased resonance for a purer audio signal with clearer, more detailed sound.

The AT-ART20’s tip reinforcement plate is made of titanium, which reduces overall mass and improves the cartridge’s high-frequency performance, which extends to 50,000 Hz.

When January 2022 LFS respondents were asked to report their main reason for planning to leave their job, preliminary results show that at least 1 in 5 of those planning to leave (22.2%) reported reasons related to quality of employment, including low pay (15.7%), heavy workload (4.3%) and inability to do their current job from home (2.2%). The trend is continuing. Surveys and data show that 6 in 10 young professionals have changed jobs or plan to and that 4.5 million workers quit their jobs in March.”

Kick scooters are gaining popularity in many populous urban and suburban areas worldwide. As Europe leans toward sustainable mobility, more and more creative ideas are addressing the issue of daily commuting. Designed and engineered in a home garage in Ljubljana, Slovenia, the OLAF Kick Scooter is one such attempt to alleviate the ‘last-mile’ problem.

Engineer Bostjan Zagar and his father developed an open platform kick scooter, OLAF Urban, that can carry any bag or backpack.

A unique feature is that if used with the provided OLAF backpack, the scooter itself is a backpack, and if the handle is folded, also a longboard.

Jure Lozic, designer of Musguard – rollable bike fender, calls the  folding mechanism “an engineering marvel, simple and effective”. Bostjan owns a patent and hopes it will take him from A to B, where B is mass production. Slovenia has ample production capabilities, so an eventual goal would be global manufacture.

After almost three years of research and development, Zagar was confident enough to start crowd funding at Kickstarter.

To broaden the odds of success, he implemented the same folding mechanism to an existing concept of carry-on kick scooter, OLAF Business. Now you really can cross the Atlantic with a kick scooter. “It’s the coolest carry-on!

How UNESCO Supports Exiled Ukrainian Women Artists

Paris, 9 June 2022 – UNESCO is launching a scheme to support Ukrainian women artists who have had to flee their country because of the war, in partnership with the NGO Perpetuum Mobile. It will enable them and their children to be hosted and cared for by a cultural institution in the country where they have found refuge.

“The war has driven millions of Ukrainians into exile, the vast majority of whom are women and children. Among these people, women artists who have been forced to suspend their creative activities often lack material and financial resources to resume their work in their host country,” says Audrey Azoulay, UNESCO’s Director-General.

For this reason, UNESCO decided to launch a programme dedicated to Ukrainian women artists in exile, born of a partnership with the NGO Perpetuum Mobile, initiator of the Artists at Risk platform, which brings together cultural institutions in over 15 countries.

The artists concerned will be supported for a minimum of three months by a cultural institution in their host country.

They will be taken care of with their children in artistic residencies, and will benefit from support in terms of networking, visibility and the conception of new cultural projects.

The scheme will aim to provide them with the means to become autonomous by the end of their hosting period, whether they then choose to return to live in Ukraine or to settle permanently in their host country. UNESCO has already set aside $140,000 usd (about $177,000 cad at time of this publication) to finance the scheme, which should initially benefit some 30 artists and their children.

The programme complements the range of emergency measures already deployed by UNESCO since the beginning of the war to safeguard tangible and intangible cultural heritage, secure museum collections and combat illicit trafficking in cultural property.

Invest a little over an hour watching this documentary about tea and you might find yourself contemplating a new connection between rural farming communities and the tea farmers of China. That’s because All in this Tea deals with all aspects of Chinese tea production, but takes a special interest in how a new demand for high quality, organic Chinese tea is creating new opportunities for Chinese rural farmers.

The story begins by focusing on David Lee Hoffman’s elusive quest for rare and perfect teas.

WHY Meditation Is Science Approved Medicine

Ohm! There have been countless anecdotal claims about the benefits of practicing meditation since the Eastern tradition has become more popular in the West.

 Now, there’s plenty of Western-based scientific evidence to support them, says Dr. Matt Mumber, a radiation oncologist and co-director of a non-profit integrative oncology program. 

“Meditation is to the brain what physical activity is to the body. We’ve found meditation to be an important facet of health care, both for prevention and maintenance as well as in the treatment of disease, including cancer,” says Dr. Mumber, co-author with colleague and Yoga instructor Heather Reed of “Sustainable Wellness: An Integrative Approach to Transform Your Mind, Body, and Spirit,” (www.sustainablewellnessonline.com).

Mumber and Reed, who are co-facilitators of non-profit residential retreats for cancer patients, say one can experience sustainable wellness by developing a life practice grounded in the cultivation of awareness. This awareness is paying attention without attachment. The ability to be aware can be increased by a meditation tool called mindfulness.

“Life is a constant series of adjustments, matching your inner being with your outer doing,” Reed says. “One way to heighten your awareness is through practicing meditation.”

Mumber and Reed say there’s plenty of new evidence that the resulting sense of balance and peace is not just a psychological effect:

• Mindfulness meditation leads to increases in regional brain gray matter density: Recently published in Psychiatry Research: Neuroimaging, shows that measurable  changes in gray-matter density in parts of the brain associated with memory, sense of self, empathy, and stress occurred with study participants who meditated for 30 minutes a day for eight weeks.

• Meditation practitioners have longer attention spans: Published by the journal PloS Biology, a study analyzed people with three months of rigorous training and found that they gained a drastically improved attention span – not only longer, but less susceptible to internal or external distraction. They also showed improved memory and enhanced performance in several tasks, from driving a car to playing piano.

• Reduces stress and blood pressure: Presented to the American Heart Association by researchers at the at the Medical College of Wisconsin in Milwaukee and the Institute for Natural Medicine and Prevention, a study including 200 high-risk patients for heart attack found that meditation reduced their chances for heart attack by 50 percent.

How Improper Tiling Will Wreak Havoc On Home Value & Your Health

ICYMI: Poorly installed tile can cause serious health issues due to mold, and significantly decrease  home values. Gregory Norman, founder of BathMasters, highlights the advantages of hiring a professional for tiling projects and encourages homeowners to resist cutting corners.

(Clearwater, FL) —The homeowner improvement and repair market reached $317 billion USD in 2017 alone and continued to hover around that mark right up to this year-even when factoring in Covid, (1) and the number of homeowners utilizing DIY and unlicensed contractors for renovations is also on the rise.

13% of all households undertook a bathroom remodel or replacement project in the past 5 years, and of those, 42% failed to use a licensed contractor.(2)

Most cities require homeowners to tear out walls, along with any ceramic wall tiles, if the renovation project wasn’t inspected by the city beforehand. Also, a home appraiser may not include a non permitted addition in the square footage for the home value, which could cost homeowners thousands of dollars.

When considering home renovation projects that include electrical work, plumbing jobs, tiling or knocking down walls, hiring a licensed contractor is key.” Norman went on to say that when hiring a contractor, homeowners need to do their homework by checking reviews and ensuring that permits are being pulled consistently.

Important safety tip: if you see a caterpillar that has hypodermic-like needles poking out from its body DON’T TOUCH.

That might seem like common sense but Summer 2014 had Ontarians reporting to emergency rooms and to family doctors with symptoms ranging from swelling and rashes to vomiting and intense pain. All this from a seemingly harmless caterpillar sting.

Nature has a way with defense mechanisms and the hickory tussock moth caterpillar is no exception.

During mid to late Summer this caterpillar has one thing on its mind: time to cocoon. In order to accomplish that task, it needs to crawl around out in the open to discover the best places to begin its transformation. So it’s easy pickings if you’re a hungry bird. That explains the caterpillars needle like barbs and the poisonous toxin that they deliver.

Other signals to predators  that say “stay away” are black dots on the belly of the caterpillar .

If you see one of these critters the best way to handle them is to use a leaf or a stick to gently encourage the caterpillar to hop on board. That way you will remain safe when you transport them somewhere else- away from those areas that your family and pets enjoy. For the Silo, Jarrod Barker.

“I am very excited about one of my recent books- Quantum Creativity.  The main message of this book is this: If you are interested in creativity and in thinking quantum, you have the basics of what it takes to be creative, in fact, to be extraordinary in your creativity.

Quantum physics is the physics of possibilities. Quantum physics says reality is both possibility and actuality.

The objects of the universe are possibilities, quantum possibilities; they become objects of actuality in our experience when we observe because we have chosen actuality from the possibilities proffered.  This two-level complementary reality is an important aspect of our consciousness. The unmanifest, (psychologists call it the unconscious, spiritual traditions call it the transcendent) is the realm where consciousness processes possibilities (unconscious processing) but without awareness, without subject-object separation.

The manifest (psychologists call it the conscious, spiritual traditions call it the immanent) is the domain of actualities that consciousness processes with awareness, with subject-object split.

Quantum thinking consists of this two-level processing—both unconscious and conscious.  Quantum thinking understood in this way liberates you, anyone, from any assumed ordinariness.  With its help, anyone can be creative.

Creativity was difficult for people of the olden days because they had to pursue it blindly, they did not know how human creativity works; they assumed it is all mystery, all arts.  And today, lots of people shortchange their creativity because of their faulty mechanistic worldview.

The truth is, we cannot discuss the relevant issues of human creativity without a lot of make-belief within our current mechanistic worldview based on the metaphysics of scientific materialism—everything is matter moving in space-time and material interaction.

The science of creativity that the protagonists of a mechanistic worldview talk about, and which today you read about in the media, is about machine creativity.  To a large extent it is sophistry, about how determined machines can somehow appear to be creative.

It is self-evident that human creativity requires consciousness as a causal entity with free will, freedom to choose.

It is self-evident that human creativity requires the capacity to process meaning, that human creativity involves affects (agony and ecstasy), and that human creativity begins with intuition.

Dealing with human creativity requires a worldview in which consciousness is causally potent, in which not only our physical experiences but also our experiences of thinking, feeling and intuition are validated. Quantum physics, properly interpreted, gives us that worldview. How Cardiovascular Disease Connects To Inflammation

 I bet we all have someone near and dear to our heart, who has been touched by cardiovascular disease.

Public health and agencies such as Heart and Stroke Society have done an excellent job highlighting some of the key factors that are risk factors to cardiovascular disease.  These risk factors can include hypertension, diabetes, high cholesterol, obesity, alcohol, smoking, and stress. 

An overarching factor that exists within all of these risk factors is; inflammation. 

Inflammation can be defined as “the body’s attempt at self-protection; the aim being to remove harmful stimuli, including damaged cells, irritants, or pathogens – and begin the healing process.” The symptoms of inflammation are represented as heat, redness, swelling and pain.

There have been links made between chronic inflammation and some cancers, rheumatoid arthritis, atherosclerosis, periodontitis and hay fever. 

One of the key modifiable factors affecting inflammation that has been researched is diet.  Meals that are contain excess calories and inflammatory fats have been linked to causing spikes in c-reactive protein, a measureable maker of inflammation.  The Standard American Diet has been linked to higher inflammation rates due to the higher intake of omega 6 fatty acids compared to omega 3.  In contrast the Mediterranean Diet has been linked to lower inflammation levels due to higher content of omega 3 fatty acids, low glycemic foods, higher amounts of carotenoids and flavonoids found abundantly in fruits and vegetables.

Excess body fat is also a component of inflammation as it a factory for inflammatory cytokines within the body, resulting in higher levels of inflammation. A study of postmenopausal women who where overweight or obese who lost 5% or more of their body weight had measurable decreases to their inflammation levels. 

Type 2 diabetes, the result of insulin resistance also has its roots deep in inflammation.   Again research has shown that more fat cells in the body result in a cascade of cellular signalling within the immune cells that results in inflammation. 

In the case of acute inflammation such a healing cut finger, physical symptoms would be typical; heat, swelling, redness and pain. Chronic inflammation does not display these same symptoms, instead havoc on the cardiovascular system can go undetected.  The process of atherosclerosis, the origin of cardiovascular disease is a result of the activation of the immune system during inflammation leading deposition and accumulation of cholesterol and tissue along the cardiovascular system.

From a preventative health standpoint it is important to combine the current treatment of cardiovascular health treatment with strategies to reduce inflammation.

Should You Take Out a Second Mortgage?

With housing prices cooling off a bit but still generally soaring in cities across Canada, many homeowners are asking themselves how they can cash in on the market without actually having to sell their property. For many, a second mortgage will be the ideal way to do so.  

Second mortgages are one of the perfect mortgage solutions for homeowners who want to tap into their home equity to get lump-sum cash payments at low rates of interest. If you want to know if a second mortgage is right for you, here are three questions you should ask yourself. 

1. How Much Home Equity Do I Have? 

Before you start approaching mortgage brokers about a second mortgage, it’s a good idea to do some calculations around home equity, as the amount of money available to you through a second mortgage is determined by how much home equity you have.  

Fortunately, home equity is easy to calculate: simply subtract your existing mortgage from the current market value of your property. The difference is your home equity — the amount of your home value that you own outright.

2. Should I Get a Home Equity Loan or Refinance? 

Generally speaking, there are two ways a homeowner can cash out a percentage of their equity: through refinancing or through a second mortgage. Both can be good ways to unlock capital, but which option you go for will depend in part on your financial situation. 

  • Refinancing: When you refinance your home, you replace an existing mortgage loan with a new mortgage loan. This new loan can be negotiated to include a cash payout based on your home equity, and while cashing out will likely extend the time it takes to pay off your mortgage, you will still only be dealing with a single mortgage loan.  
  • Second Mortgage: A second mortgage is an additional mortgage loan taken on against your home equity. Because it is an additional loan, it will usually come at a higher interest rate. 

In Canada, most mortgages are refinanced every five years, but they can also be refinanced more frequently. But if you already have a low interest rate on your existing mortgage and rates are increasing, a second mortgage may be the cheapest way to turn equity into cash. 

3. Will this Loan Save Me Money? 

A second mortgage can be a powerful financial tool, but it isn’t free money: you will still need to pay it back with interest, so you should be careful about how you use it.  

Taking out a second mortgage to consolidate debt, or to build an addition on your house, are smart investments because they put your money to work by reducing your interest payments or enhancing the value of your property. This puts you in a better financial position than you would have been if you didn’t borrow the money.  

Doing a cost/benefit analysis and working out how much money borrowing against home equity will save you is the key to making a strategic decision. 

Given how much real estate values have gone up over the past few years, figuring out how you can use your newfound wealth to improve your financial situation is essential for good money management. For one thing, grasshoppers have short antennae whereas crickets have long antennae. Considering that crickets are active at night, in the dark- it makes sense for them to have “supercharged” antennae.

Oh but the sound.

It’s amazing to know that together and in unison, thousands upon thousands of orthopterans (the common order that is shared by crickets and katydids,  grasshoppers and locusts) can create a huge amount of sound from nothing more than, in the case of grasshoppers: rubbing their hind legs against their forelimbs or in the case of crickets: rubbing their fore wings together.  Judging by the number of nature recordings ready for streaming,  many of us are enjoying these sounds as a soothing treatment to help us unwind, relax and fall asleep.  For the Silo, Jarrod Barker.

All of my recordings are captured in nature as it happens. None of my recordings have been “Computer Generated” or are short segments looped together. I have traveled to some of the most remote areas of the US to capture my nature sounds only to find jets flying overhead or a train off in the distance blowing its horn. It is virtually impossible to capture a clean recording without the “Hand of Man” being heard. To remove these sounds would take some serious computer manipulation and destroy the integrally of the recording! Being a purest… what you hear is what you get… just like the real world.

Former Russian President Medvedev Said Off Air That Aliens Visit Our Planet

A few years ago, Dimitry Anatolyevich Medvedev was the tenth Prime Minister of Russia- the incumbent since 2012.

Before that, he previously served as the third President of Russia, from 2008 to 2012. The Russian Prime Minister has the second highest position in the government, after President Vladimir Putin. Medvedev, the Prime Minister of the Russian Federation comment confirms aliens are here.

After the recording of a 2015 television program, in off-air comments, he was less guarded.

He did not realize that his microphone was still open and stated: “I believe in Father Frost. But not too deeply.he said in a jovial reply to a question about Russia’s equivalent of Santa Claus.

Prime Minister Medvedev Aliens Interview

A journalist asked whether the president is handed secret files on aliens when receiving the briefcase needed to activate Russia’s nuclear arsenal.

Medvedev the former Russian President stated,Along with the briefcase with nuclear codes, the president of the country is given a special ‘top secret’ folder. This folder in its entirety contains information about aliens who visited our planet,” Mr. Medvedev answered playfully.

None of the television stations that interviewed Mr. Medvedev broadcast the off-air comments, but they were delivered to Reuters as a pool signal and some were shown on YouTube.

Mr. Medvedev worked closely with Vladimir Putin in St Petersburg in the 1990s and it was Mr. Putin who ushered Mr. Medvedev, now 47, into power in 2008. Travel To Sustainability Pioneer Tongsai Bay

How it all began

In 1986, Khun Akorn Hoontrakul was on a boat trip with his twelve year old son Thanakorn and they spotted the bay from the sea. Khun Akorn immediately felt passionate about it – something Thanakorn did not understand back then. “My 12 year old mind didn’t really appreciate its beauty at that time. The sand was coarse and the water was dark blue because of its depth. It was my Dad who saw the potential and later said to me: ‘It was love at first sight'”, recounts Thanakorn.

Sleeping under the stars

Within one week Khun Akorn bought the land and started building the hotel. At a time when nobody thought about sustainable tourism, he believed in the responsibility to protect nature. To ensure that no tree was felled and the impact on nature was kept as low as possible, he slept at the beach for three months.

Setting a good example

Today, the hotel is led by Thanakorn and his wife Saisiri. They share the same passion about sustainable tourism believing that everyone is responsible for the protection of the environment. Their deep belief is that every little step makes a difference. They set a good example for everybody in their private and professional life: “It’s a way of life, to not destroy the environment. It’s a constant thought to make sure habits don’t contribute to waste. If we forget our water bottle, we won’t drink, as we do not drink from plastic”.

Acting sustainable is a holistic approach

Leading the hotel in a sustainable way does not only mean to take green aspects into account. Furthermore it involves a holistic approach, taking into account environmental as well as social aspects, like fair salary, staff training and education. Just as in their private life they focus on waste prevention: kitchen waste for example is composted and reused as fertilizer in the own garden.


Open for everyone: the organic garden

The hotel’s own horticulturist and gardeners are responsible for the organic garden which provides the vegetables and herbs for the kitchen. They developed a fermenting process from oranges and limes using different kinds of micro organisms for an efficient cleaning process. The garden and its plants are open for guests, who can use for example the aloe vera to treat sun burned skin. Additionally there is natural mosquito repellent made by locals, glass cleaner made out of pineapples as well as natural toothpaste.

What has changed since the opening (or in a good way not changed)

Many trees have been planted along the walkway leading to the Cottages providing more shade and in the space of ten+ years there will be a tree tunnel with shade all day long which makes walking much easier in the heat. This is to say that Tongsai is even greener than it used to be. There are 66 kinds of birds spotted in Tongsai in the past 12 years. The star resident bird is the colorful Pink-Necked Pigeon, and even a slow Loris had been spotted near NangGong Villa by Gob and Goya back in 2002. There is still a lot of natural space left in the territory but instead of building more man-made structures the business is not being expanded and natural areas are left untouched.
